Figures reviewed: 25 September 2026, against GOV.UK Capital Gains Tax rates for gains from 6 April 2026, including both of GOV.UK's worked examples (£1,728 and £10,842), which the tests reproduce exactly.

How it is worked out

Take your taxable income — your income minus your Personal Allowance. Take the £3,000 allowance off your gains and add what is left to your taxable income. Any part that fits within the £37,700 basic-rate band is taxed at 18%; anything above is taxed at 24%. The same rates apply to residential property and to other assets.

GOV.UK's second example: taxable income of £20,000 and gains of £52,600. After the allowance, £49,600 is taxable; £17,700 fits in the basic band at 18% and £31,900 is at 24%, making £10,842.

What you do not pay it on

You do not usually pay Capital Gains Tax when you sell your own home. Gains inside an ISA or pension are free of it, and gifts to your spouse, civil partner or a charity do not trigger it. Losses on other assets can be set against gains, and unused losses you have reported can be carried forward.

Reporting

If you sell UK residential property and owe tax, you report it and pay within 60 days of completion. Other gains are reported through Self Assessment. Capital Gains Tax uses UK-wide bands, so this works for Scottish taxpayers too, even though their income tax is different.
