Overpaying
Paying a little more each month cuts both the term and the interest, because every extra pound reduces the balance that interest is charged on. Many fixed-rate deals let you overpay up to 10% of the balance a year without an early repayment charge, but the limit is set by your lender — check your offer before overpaying more. Compare that with the rate on your savings: an overpayment earns, in effect, your mortgage rate tax-free, but money in the mortgage is harder to get back than money in an easy-access account.

Is it accurate?
The maths is standard amortisation. Your lender may round differently or apply interest daily rather than monthly.
